Agent Tours Benefit Sellers

At our office, we have agent home tours. What is that? Well, we take our new company listings, arrange them in a gas-friendly route map and visit them one by one. Normally, we have a really great turn out and have most of our agents present which speaks for the dedication of our team. Especially since we serve Iowa and Nebraska and there can be a lot of traveling.
When we arrive at the first listing, we all walk inside together and usually the agent that is responsible for the listing points out the fabulous features that the property has. For an example, they could mention that the appliances stay in the kitchen, the furnace and ac were just serviced, or the fact that the windows are newer, more efficient models. It is important that the quality features are pointed out because if one of the agents has a buyer they can give them an educated tour of the home.
As the agents head from room to room, you may hear someone comment or provide feedback to the listing agent. This serves multiple purposes. If a fellow agent sees cleanliness or repair issues, the information is passed to the seller to make changes. Also, if anyone sees a feature that wasn't highlighted online, the listing agent can add it immediately to the MLS/feature sheet.
Normally, when I know my listing will be shown to agents or buyers, I make sure there are feature sheets and a list of improvements in the home. If the owner has quality "before and after" photos then those are also laid out for all to see.
After touring the home, the agents travel around outside making observations and providing feedback. Once all of the lights are off, and the home is secured again, we all hop in our cars and head to the next property. This whole process can take several hours. Once finished with my listing, I call or text my seller and let them know they can re-enter and let them know the feedback I received.
I love agent tours because it puts the most educated parties all in one house trying for same goals: making the best home presentation, getting the house sold quickly and for the most money possible.
